For members
Welcome to the pink building at Roslagsgatan 35–37! BRF Hvilan is an unusually friendly housing cooperative where members have contributed to a wonderful atmosphere over many years. We hold spring and autumn clean-up days in the courtyard with good turnout, which end with a shared barbecue and beer and wine for those who wish. Many members also meet in the courtyard for coffee or a glass of something together. We cherish the spirit that has grown over the years and look forward to your contribution to the community – whether that means turning up on clean-up days, saying hello in the stairwell or simply enjoying the courtyard.
Contact and emergencies
You can reach the board at styrelsenhvilan@gmail.com. The members of the board are listed on the notice boards in the stairwells. Those of us on the board work essentially on a voluntary basis because we care about the cooperative, our shared property and our shared finances. We reply as quickly as we can, but sometimes it takes a little while. Most everyday questions are best asked in the cooperative's Facebook group, where everyone helps to answer.
In an emergency
- Ongoing water leak
- Turn off the water if it is safe to do so, start mopping up and call TEKAB on 08-640 10 00; outside office hours, use the emergency number on the notice board in the stairwell.
- Lift stuck
- Use the emergency telephone in the lift – it goes directly to the lift company's emergency service. Make sure to state the right lift (courtyard building or street building). The emergency number is also posted in the lift. For less urgent breakdowns, call the lift repair company Elevate Stockholm AB, 073-530 22 69.
- Fire
- Call 112. Stay in your apartment unless the fire is in your home – read more under In case of fire.
- Everything else
- Contact the board at styrelsenhvilan@gmail.com.
Technical manager: TEKAB, 08-640 10 00. The contact details are also posted on the notice board in each building.
Members' responsibilities
Renovating your apartment
Under the Housing Cooperatives Act (bostadsrättslagen) and section 9 of the statutes, the board's consent is required for any work affecting the load-bearing structure, changes to existing pipes for drainage, heating, gas or water, changes to the ventilation, work affecting a fireplace, flue or fire protection, and other significant alterations to the apartment. Apply in writing to the board with drawings and a description before starting work; some work requires a certificate from a structural engineer. All work must be carried out professionally and by qualified tradespeople, for example in line with the industry rules for wet rooms and by an authorised electrician. If you are unsure whether a particular job requires consent, ask the board first.
Subletting
Subletting (andrahandsupplåtelse) requires the board's written consent. Apply in writing to styrelsenhvilan@gmail.com, stating the reason, the period the subletting covers and who the intended tenant is. Consent is normally given for a fixed period, usually one year at a time, and each application is assessed individually; the board may ask for the rental agreement as supporting documentation. If your application is refused, you can refer the matter to the Rent Tribunal (hyresnämnden). The cooperative charges a subletting fee according to the statutes, and you are responsible for your tenant.
Selling your apartment
When selling, members normally engage an estate agent, who handles the practical arrangements together with the cooperative's financial manager, Kanold Redovisning AB. You are responsible for giving the estate agent the information needed – most of it can be found in the latest annual report and on the For estate agents page.
Faults and emergencies in your apartment
Responsibility largely follows the function and location of the pipes. Members are responsible for their own installations and for clearing water traps, floor drains and waste pipes inside the apartment up to the main stack. The cooperative is responsible for the main stacks and other pipes serving several apartments, for ventilation ducts and for radiators and their heating pipes. Special rules in the Housing Cooperatives Act apply to water damage from pipes. In an emergency, contact the technical manager or the board; contact details are given above and on the notice board in each building.
Some apartments occasionally have problems with the heat from the radiators. First try bleeding the radiators (there are good instructions online). If the problem persists, contact the board. For temporary problems lasting a day or so, portable electric heaters are available to borrow; for long-term or permanent problems, the board will contact the cooperative's supplier.
Burglary
In the event of a burglary, contact the police and your insurance company, and inform the board. Under section 5 of the statutes, you as a member are responsible for the lock, handle, glass and interior painting of your apartment door, while the cooperative is responsible for the outside of the door. Who pays for any damage depends on the circumstances and on the insurance policies.
Problems with the lift
If there is a problem with a lift, contact the lift company on the number given (see Contact and emergencies). There is an emergency line outside office hours. For other lift questions, email the board. Lift repairs are expensive, and the board would like to know about problems so that we can look after our lifts in a long-term and cost-effective way.
Waste, bulky waste and recycling
The waste bins in the property are emptied about once a week. Careless sorting is a constant problem in the cooperative – please do your part! Flatten corrugated cardboard boxes before throwing them away so that the bins do not overflow.
Anything that does not fit in our bins – large boxes, electronics, bulky waste, hazardous waste and so on – must not be left in shared spaces or around the waste station, but should be taken to the nearest recycling station or reuse centre:
- Återvinningsstation Surbrunnsgatan (about 200 metres) – paper, plastic, metal, glass and more. Show on map.
- Roslagstulls Återbruk (about 300 metres) – larger items, furniture, electronics, hazardous waste and more. Show on map · Opening hours at Stockholm Vatten och Avfall (in Swedish).
Remember to tell any cleaners or home-care staff about our rules for sorting waste.
From 2027, Stockholm is introducing collection of packaging close to residential properties; the board will provide more information on how this will be arranged in our building.
Water shut-off
If repairs or renovations require the water to be turned off, you and your tradespeople must inform the neighbours in advance so that the disruption is kept to a minimum. Emergency shut-offs due to a water leak or similar are announced with a notice in the stairwell and in the Facebook group as soon as possible.
Emergencies in the property
In an emergency in the shared parts of the property, contact a member of the board. If no one on the board can be reached, contact the technical manager's emergency service.
Services and facilities
Electricity and what the fee includes
The cooperative is responsible for electricity in the shared parts of the property; members choose and sign their own electricity contract for their apartment. The monthly fee to the cooperative includes heating, water and subscriptions for TV and broadband (basic package).
Internet and TV
The cooperative is responsible for the broadband, and members for the equipment in their apartment. The modem – the white box that the blue fibre cable goes into – belongs to the cooperative and must be left behind when you move. The provider is Telia.
Water
The cooperative is responsible for the water contract. Please use water sparingly and sustainably – the cost is shared by everyone.
Ventilation and OVK
The buildings have natural ventilation with exhaust fans on the roof. A motorised kitchen extractor fan must therefore not be connected to the ventilation duct; use a carbon-filter (recirculating) hood. No changes may be made to the ventilation without the cooperative's consent, and existing installations are assessed during the OVK. The cooperative regularly carries out the mandatory ventilation inspection, and members are obliged to give access to their apartment for inspection and remedial work.
Laundry room
The laundry room is in the middle of the courtyard, and the same code applies as for the entrances. You book laundry times at www.bokatvattid.se.
The previous owner of your apartment has the login details. If the previous owner does not have them, contact the board at styrelsenhvilan@gmail.com and give your apartment number and address.
Each booking is valid for 2 hours, plus 30 minutes afterwards for drying only. A maximum of two upcoming bookings per apartment. Please be considerate – start and finish on time so that the next person can use their slot.
Clean up after yourself: wipe the machines, counters and floor, take away lint, rubbish and detergent residue, clean the tumble dryer filter and leave the laundry room so that the next person can walk in and start washing straight away. The laundry room is for everyone, and a pleasant atmosphere depends on everyone taking responsibility.
Tools and equipment to borrow
The cooperative has no hobby room but can lend shared equipment such as ladders and a pressure washer. Contact a board member. Members also often help each other out with tools via the Facebook group.
Defibrillator
The cooperative has a defibrillator in the laundry room in the middle of the courtyard. It hangs on the wall straight ahead as you come down the stairs.
The courtyard
Please make use of the courtyard! If you want to use it for a longer period – an hour or more – announce it in the Facebook group. It is first come, first served once you have informed the group. There are two areas: the wooden deck and the spot by the apple tree. Barbecuing is fine, but please be considerate towards the neighbours.
Storage
Each apartment has a storage unit in the basement, marked with the apartment number. Storing items or leaving rubbish in the corridors outside the storage units is strictly prohibited. Members are responsible for ensuring that the contents of their storage unit do not attract pests.
Balconies and terraces
Under section 5 of the statutes, members are responsible for the maintenance of balconies cantilevered from the façade and ground-level terraces, and for keeping them free of rubbish, ice and snow. The building's load-bearing parts are the cooperative's responsibility, and any damage is assessed case by case on the basis of the statutes, the tenure agreement (upplåtelseavtal) and the law. The balconies of the attic apartments have a floor drain under the decking that must be kept clear.
The ground-floor apartments with access to the courtyard (at the back of 35A and 37A) may use an area outside the apartment corresponding to a balcony. The area is not part of the apartment but belongs to the cooperative's shared courtyard, so there is no exclusive or permanent right of use.
Parking and bicycles
The cooperative has no car parking. Bicycles are kept in the courtyard; bicycles not in use should be kept in your own basement storage unit. You are responsible for disposing of a broken or unused bicycle yourself. The cooperative reserves the right, in accordance with its current procedure, to deal with bicycles removed during the courtyard clean-up.
In case of fire
Call 112. Stay in your apartment unless the fire is in your home. Each apartment is built as a separate fire compartment that protects against smoke and fire much better than the stairwell – it is usually more dangerous to try to get out through a smoke-filled stairwell than to stay put and wait for the fire and rescue service.
Always follow the instructions of the fire and rescue service, and never go out into a smoke-filled stairwell.
As a member, you are obliged to replace the batteries in your smoke alarm and to test it regularly.
Pests
If you discover pests, report it to the board as soon as possible so that action can be coordinated with the cooperative's insurance and the applicable rules, and clean out the affected space. If you have problems with rats, it is particularly important that the board is told immediately.
Storage in stairwells and basement corridors
For fire safety reasons, nothing may be stored in the stairwell or outside your front door – not even temporarily. This applies to all kinds of items: shoes, doormats, prams, bicycles, boxes, rubbish. The stairwell is an escape route and must always be kept completely clear; it can be a matter of life and death if an accident happens. The same applies to the basement – items may only be stored inside your own storage unit, not outside it or in the corridor.
Name on the door, letterbox and entrance board
To have your name put on the board in the entrance, contact the cooperative's technical manager (contact details are posted in the stairwell). You arrange the name on your own front door yourself after moving in. Several shops in the area sell letters and name plates, for example Byggfabriken at Roslagsgatan 11.
Balcony screens
Balcony screens must be in the dark green colour used by the cooperative, so that the façade remains uniform. Contact the board if you are unsure of the colour code or where to buy them.
Barbecues
On a balcony you may have an electric or gas barbecue. If you live on the top floor and have a terrace, you may have an electric, gas or charcoal barbecue. Bottled gas must be stored in accordance with the rules of the Swedish Civil Contingencies Agency (MSB), and barbecuing must take place at a safe distance from the façade, balcony screens and neighbours.
Is there a ladder to borrow?
Yes, in two places: in the basement of 35A, straight ahead in the cooperative's storeroom, and in the courtyard on the side facing the courtyard buildings, to the left of the steps up to the sun deck.
Communication and guidelines
Clean-up days and shared activities
The cooperative holds a clean-up day twice a year, once in the spring and once in the autumn. Dates are announced in the Facebook group and on the notice boards.
How we communicate
The cooperative informs members by email and through notices in the stairwells; notices of meetings and other formal communications are given in the manner set out in the statutes. In addition, there is the cooperative's Facebook group Brf Hvilan, where everyday questions are asked and answered and where informal communication takes place. We recommend that all members join, but it is voluntary. Join the group
The apartment register contains members' email addresses. If you are unsure whether your address is included, email the board.
Security, keys and door code
Members are responsible for the keys to their apartment and storage unit. The cooperative changes the door code from time to time. Do not give the door code to strangers, and make sure it does not give unauthorised people access.
Insurance
The cooperative is responsible for the building insurance. Members are responsible for having home insurance with a supplement for cooperative apartments (bostadsrättstillägg). When subletting, the tenant should also have their own home insurance.
Energy use
The cooperative encourages everyone to use energy responsibly, both for the sake of the environment and for our finances: heating is a large part of the cooperative's costs.
General meeting and the board's work
The ordinary general meeting is held every spring; in 2026 it was held on 23 April. Notice is sent by email in accordance with the statutes and posted in the stairwells. Motions must reach the board by the last day of February, or by a later date set by the board. The board meets about 7–9 times a year. The statutes are available on the Documents page.
